Step 1. What’s Your Home Worth?

The most important step in selling your home is pricing it correctly from the onset.  It’s a well known fact that overpriced homes take longer to sell and usually sell for a lower price.  Since the majority of your showings will occur in the first 30 days on the market it is crucial that your initial list price matches buyer expectations.  Our agents are trained to use an advanced market analysis software to build a comprehensive report that will accurately determine the optimal list price for your home.  

Step 2. Should I remodel and what should I spend?

In order to get top dollar for your home you have to make your home look its best.

However, one of the biggest mistakes people make is OVER  renovating their home when the neighborhood comps clearly can’t substantiate the remodel. Our Team of Real Estate Agents work hand in hand with Interior Designers  to accurately assess your home’s value and what your max spend should be to renovate BEFORE you start remodeling.

Example: You have a $ 200,000 house and you put $75,000 ++ worth of renovations in it, now you have a $275,000 ++ house in a $200,000 neighborhood that can’t substantiate the remodeled price.

This is a critical first step to take before considering remodeling. This is exactly what happened in 2006 – 2008 when some homeowners cashed out their equity and remodeled their homes. When the market tanked and they tried to sell their home it was upside down and their money locked into a beautifully remolded home they couldn’t sell.

Step 4. Negotiate The Contracts
