One of the most common questions we are asked by our clients is: “what rate of commission should I be paying to sell my home?” There is no simple answer to that question, as commission rates vary a lot depending on where your property is located, your local market and your personal situation. The goal of our team of professional Full Time Real Estate Agents is to market your home to be shown to as many potential buyers to ultimately buy your home. For that reason we have come up with several a la carte options that lets you, the seller, choose what’s right for you.
At Orange Sky we realize that there are many choices in our Arizona market so for that reason we offer our Sellers several flexible Marketing Programs in an honest and direct approach. Need help understanding all the real estate programs you hear about and see online and on TV? We can help you understand what the choices you may see advertised are all about and what it means in terms of your bottom line.
See us as your friend in the business.
Step 1. What’s Your Home Worth?
The most important step in selling your home is pricing it correctly from the onset. It’s a well known fact that overpriced homes take longer to sell and usually sell for a lower price. Since the majority of your showings will occur in the first 30 days on the market it is crucial that your initial list price matches buyer expectations. Our agents are trained to use an advanced market analysis software to build a comprehensive report that will accurately determine the optimal list price for your home.
Step 2. Should I remodel and what should I spend?
In order to get top dollar for your home you have to make your home look its best.
However, one of the biggest mistakes people make is OVER renovating their home when the neighborhood comps clearly can’t substantiate the remodel. Our Team of Real Estate Agents work hand in hand with Interior Designers to accurately assess your home’s value and what your max spend should be to renovate BEFORE you start remodeling.
Example: You have a $ 200,000 house and you put $75,000 ++ worth of renovations in it, now you have a $275,000 ++ house in a $200,000 neighborhood that can’t substantiate the remodeled price.
This is a critical first step to take before considering remodeling. This is exactly what happened in 2006 – 2008 when some homeowners cashed out their equity and remodeled their homes. When the market tanked and they tried to sell their home it was upside down and their money locked into a beautifully remolded home they couldn’t sell.
Step 3. Marketing Your Home to Sell
Our Home Selling System was developed to provide our agents with a consistent and proven manner to get our listings in front of as many potential buyers as possible. Our reach is so extensive because we invest heavily in online, social networking, email, direct mail and print campaigns that feature our listings in all the places where buyers are looking. When you hire us to sell your home, we will identify your ideal buyer and then develop and implement a tailored home marketing program designed to reach them.
Our Flexible / Marketing Commission Plans start at $ 599.00 for the For Sale By Owner looking for limited representation to the seller that wants to pick and choose a la carte items they may feel would work best for their home. Whatever plan you choose – there is one that’s right for you! We custom create each plan to work with your budget for your home. Step 4. Negotiate The Contracts
Successfully negotiating a real estate contract is more than a matter of luck or natural talent. When you receive an offer on your home having an agent with a proven track record of bringing buyers and sellers together can make a huge impact on your final sales price. Our home listing specialists are skilled negotiators who can help you get to the highest price a potential buyer is willing to pay, as well as the best terms, shortest contingencies, fewest repairs and lowest closing costs. Rather than approaching negotiations from an adversarial winner-take-all perspective, our agents focus on your top priorities and strive to keep emotions from over running the process. This assures a smooth transition to closing.
Step 5. Get Ready to Close and Get Paid
While your home is on the market we will provide at least monthly status reports that show your top prospects, summary of feedback from your showings, a review of completed and planned marketing activities and any recommended adjustments to course. In order to keep tabs on your competition we setup a neighborhood alert system that will notify you and your agent as similar homes in your neighborhood come on the market, go under contract or sell. Once your home goes under contract we use our sophisticated online transaction management system to make sure the buyers, and their agent, follow through with their contractual obligations in a timely manner so we all arrive to a successful closing table.
